All warranty options offered by Arrow Home Inspections, Inc. under our Warranty Program including, Home Inspection, Radon and Sewer Inspections are valid for 100 days following the date of inspection OR 45 days after closing, whichever comes later. Our warranties are tied to and only offered along with their respective services and may not apply to all inspections performed.


General Exclusions
Any and all damage caused by any peril is not covered by this contract, which includes but is not limited to; war, riot, civil commotion, earthquake, hurricane, any and all acts of god, or any other outside cause or neglect. All claims on this policy shall be made by the buyer of record only after they have taken possession of the home. All claims must be received within 100 days of the inspection or within 45 days of closing, whichever comes later. The coverage under this policy shall come after any and all other warranties in place.


Claim Procedure
 Any claim must be filed within 100 days of the inspection date or 45 days of closing date, whichever comes later. Please include an itemized repair estimate which must be submitted for every approved claim, including the breakdown of parts & labor, as well as a specific cause for the failure in writing from a licensed or properly certified repairperson. The claim must include photo of the specific area. Arrow Home Inspections reserves the right to be able to assess the issue and visit the home to view the area prior to repairs being completed. This inspection warranty is a limited home warranty and valid on any home inspection performed by Arrow Home Inspections. Items covered and excluded will be outlined below and only covered if noted in the inspection report as being functional in good working order. Any item or area in the home noted with deficiency will be excluded.

Covered Items Include
Structural & Mechanical items in the home. Plumbing: Water lines, faucets, water heaters, drain lines, gas lines. Electrical: Main service panel, secondary service panel, and wiring. Appliances: Kitchen Appliances including and limited to oven, range, dishwasher, built-in microwave, trash compactor, and garbage disposal. Heating/Air (HVAC): Furnace, Air Conditioner, and Thermostats.

Excluded Items
This service contract covers only those items specifically listed and excludes all others. This contract covers parts and labor only and does not cover consequential or secondary damages. Only items that were noted to be in good working order at time of inspection will be covered and excludes all others, regardless if they were repaired. Items not inspected or not visible at time of inspection, improperly maintained are excluded. This contract excludes all appliances, HVAC systems, and fixtures over 10 years old. Roof repair is for leaks only, to rolled, composition, or asphalt shingle roof only, and is limited to the repair of the leak only. This contract does not cover plumbing stoppages, regardless of reason. This contract does not cover well or septic systems or any related components. Damage caused by pests and wood destroying insects are not covered. Excludes cost of bringing components up to current building code. Excludes all components of sprinkler systems, pools, spas and hot tubs. All structural and mechanical coverage is limited to items within the homes’ foundation and to an aggregate maximum of $1000.
