Home Inspections in Monument & Tri-Lakes, CO

Arrow Home Inspections serves Monument, Palmer Lake, Gleneagle, and the entire Tri-Lakes region with certified home inspections, same-day reports, and transparent pricing starting at $400 - 500. Since 2018, we've earned 750+ five-star Google reviews and we know the Tri-Lakes area's homes are not the same as homes in central Colorado Springs. Forested lots, private wells, septic systems, mountain weather, and large-acreage properties all change what a thorough inspection needs to cover.
Our inspectors bring real skilled-trade experience, including a prior licensed electrician and a prior HVAC technician - the only inspection company in the region with both on staff.
What's Included in Every Inspection
Roof, electrical, HVAC, plumbing, foundation and structure, attic and crawlspace, insulation, and interior and exterior conditions are docued with photos and videos in an easy-to-read report delivered the same day. You're welcome to walk the property with us and ask questions as we go. Most inspections take 2-4 hours.
Why Tri-Lakes Homes Need a Local Inspector
Many Monument, Palmer Lake, and Black Forest-adjacent properties rely on private wells and on-site septic systems rather than municipal utilities. In El Paso County, septic systems generally require a transfer-of-title inspection and use permit when a home sells, and lenders often require well water quality testing for VA and FHA loans.
Wildfire-zone construction.
The Tri-Lakes area sits in ponderosa forest at the wildland-urban interface. We look at the condition of decks, roofing materials, soffits and vents, and vegetation clearance with wildfire exposure in mind - increasingly important as insurance carriers tighten underwriting on forested properties. Elevation and mountain weather.
At roughly 7,000 feet, Tri-Lakes homes take heavier snow, harder freeze-thaw cycles, and bigger temperature swings than homes in the city. We pay particular attention to ice damming evidence, attic ventilation and insulation, exposed plumbing, and heating systems sized for the climate.
El Paso County is in the EPA's highest-risk radon zone, and Tri-Lakes homes - especially those with basements and walkouts on granite-heavy soils - commonly test elevated. We're licensed radon professionals offering 48-hour continuous electronic monitoring.
Hail and roof exposure.
The Palmer Divide takes frequent severe hail. We inspect for hail bruising, wind damage, and flashing failures, with drone roof inspections available where access or pitch makes walking the roof unsafe.
New construction in a fast-growing corridor.
Jackson Creek, Sanctuary Pointe, and other developing neighborhoods mean plenty of new builds and new homes routinely carry grading, drainage, roofing, and finish defects. We perform new construction and 11-month builder-warranty inspections.
