What's Included in Every Inspection
Roof, electrical, HVAC and heating systems, plumbing, foundation and structure, attic and crawlspace, insulation and ventilation, and interior and exterior conditions - documented with photos and video, delivered in a same-day report. Most inspections run 2–4 hours; larger mountain properties with outbuildings may run longer, and we quote that up front.
What Makes Mountain Homes Different
Wells and septic are the norm, not the exception.
Most Teller County properties outside central Woodland Park run on private wells and on-site septic systems. Septic systems generally require inspection at transfer of title under county regulations and VA/FHA lenders typically require well water quality testing. We look for the evidence like past leaks at ice-dam lines, inadequate insulation, vulnerable pipe runs that a summertime buyer would never think to ask about.

Log homes, A-frames, and older cabins with decades of additions are common from Divide to Florissant. Settling, checking, sealant condition, moisture at lower courses, and the quality of add-on construction all get specific attention. Vacation cabins that sat vacant bring their own issues - we've seen most of them.

Steep lots, drainage, and access.
Sloped sites mean retaining walls, culverts, drainage paths, and driveways that shed spring melt toward - or away from the foundation. We evaluate grading and drainage as a primary structural concern, not an afterthought.
