New Construction Inspections

When performing a new construction inspection, it's a good idea to get a foundation evaluation to establish your baseline plot map. This will allow you to monitor any settlement changes prior to the expiration of your foundation warranty (ask your builder for warranty details).

Your home inspector will test the major installed appliances to include refrigerators, dishwashers, garbage disposals, trash compactors, sinks/tubs/faucets, and microwaves. Please note, we do not test washer/dryer systems or spinkler systems!

Your inspector will check all major systems inculding the roof, HVAC system, electrical system, plumbing systems, foundation and structural components, as well as major installed appliances. We also include manufacturer sticker pictures of the appliances for future parts ordering.

It is recommended to schedule your new construction inspection prior to your "blue tape walkthrough" with the builder. This allows you to have your report ready to submit to your agent or builder representative and enable repairs to be made prior to closing.

A good home inspection report can help create a punch list for you and the builder as you maintain and live in your home over the next year. Some projects may be "DIY", and some may be better left to the builder warranty department. Discuss these findings with your agent to parse out which items to ask for.
