What Do Home Inspectors NOT Look At?

A home inspection is incredibly valuable - but it’s just as important to understand what’s not included.
Because surprises usually live in the gaps.
Common Things NOT Covered in a Standard Home Inspection
Most buyers are surprised to learn inspectors typically do not evaluate:
Inside walls (no invasive inspection)
Sewer lines (unless scoped separately)
Radon levels (requires a separate test)
Mold (specialized testing required)
Code compliance (homes are evaluated by standards, not current code)
Cosmetic issues

Why This Matters
You could have:
A “clean” inspection…
And still face major costs later
Example: A sewer line issue can cost thousands - and won’t show up without a scope. (This is why we ALWAYS recommend a scope!)
In Markets Like Colorado Springs…
These add-ons are especially important:
Radon testing (Colorado has elevated levels)
Sewer scope (older infrastructure + tree roots)
Mold testing (due to moisture and temperature swings)
The Smarter Approach
Instead of asking:“Did the home pass inspection?”
Ask: “Did we look at everything we should?”
Pro Tip
The best inspections aren’t just about checking boxes - they’re about building a complete picture of the home so there are no surprises after closing.
